When Is A Site Ready For Steel Erection A Documented Readiness Checklist
A site is ready for steel erection when four things are true at once: the foundation is poured, cured and verified against the current anchor bolt drawing; the crane and the delivery trucks can reach the pad and stand on it; the building package is on site, inventoried and undamaged; and the permit, approved drawings and foundation sign-off are in hand. Miss any one of the four and the crew either stands around on the clock or starts work that has to come back out.
Here is the checklist, in the order it usually breaks. Everything on it is cheap to fix a week early and expensive to fix with a crane on site.
1. The foundation, and the bolts in it
A slab being poured is not the same as a foundation being ready.
- Concrete has cured enough to carry construction loads. The crane governs this, not the columns. An outrigger concentrates far more load on one spot than a base plate does, and where those outriggers will land should have been part of the pour conversation.
- The bolt layout matches the current revision of the engineered drawing, not the copy the concrete crew was handed three weeks ago. Revisions happen when a door gets added or a bay moves.
- The right patterns are in the right places. Corner, sidewall and endwall columns use different patterns and they get mixed up.
- Projection above the slab is correct and threads are clean. Bolts that were poured over, splashed, or bent by traffic all cost time on erection day, and cleaning threads in the field is slow work.
- Base plate elevations have been shot and recorded, and shims, leveling nuts or grout are on site if the design calls for them.
- The pad is square. Measure the diagonals before you trust the forms.
- Framed openings line up with the door schedule.

2. Access, and ground the equipment can stand on
- The route from the public road takes a long flatbed. Frame trucks are long and they do not back into tight sites well. Walk the turning radius, the gate width and the overhead clearance before delivery is scheduled.
- Overhead power lines are identified before a boom goes up. OSHA sets a minimum approach distance for crane operations near energized lines, and where the voltage is unknown the default is 20 feet. De-energizing or rerouting has to be arranged with the utility in advance, not discovered on the morning of the lift.
- The ground under the crane and its outriggers is firm and known. Soft fill, a buried tank, a septic field or a recently backfilled trench are all reasons to move the setup point.
- There is a laydown area within crane reach, big enough to sort material by erection phase rather than by the order it came off the truck.
- Final grade, paving and landscaping are not done. They will get chewed up. Rough grade with a firm, drained route is what you actually want.
- Water moves away from the pad and the laydown area. Drainage is what turns one rainy day into three lost ones, and it is the theme of our storm season planning guide.
3. The building package, checked at the truck
The window for catching a freight problem is while the driver is still standing there.
- Somebody inventories the shipment against the packing list at delivery. Not on erection morning.
- Damage is noted on the bill of lading before it is signed. That note is the freight claim.
- Unloading equipment is on site and rated for the load. Packages usually arrive on flatbeds with unloading as the receiver's responsibility. Confirm in the contract whether the erector brings a telehandler or you are supplying one.
- Panels and trim are stored flat, blocked off the ground and strapped. Bundles left in a low spot fill with water, and loose panels in wind get creased.
- The anchor bolt plan inside the package matches the one used at the pour. If it does not, stop and resolve it before anything is lifted.
4. Paper, and who has signed what
- The permit is issued and posted.
- Approved drawings are on site, in the current revision, and the crew has them.
- The foundation or footing inspection is signed off where the jurisdiction requires it before the frame goes up. Rogers, Bentonville, Springdale and Fayetteville each run their own inspection sequence, so confirm yours rather than assuming.
- Utility locates have been called and marked for anything that will be driven or dug.
- The manufacturer's design criteria letter is filed with your records. You will want it years from now, the first time anyone proposes hanging equipment from the frame.
5. The parts that are agreed rather than built
These never make it onto a checklist and they are what people argue about later.
- Temporary power and water, and who supplies them.
- Where the crew parks, where the dumpster goes, and who empties it.
- The weather stop rules, agreed in advance. Wind is the one that costs days, because roof and wall panels are large flat sheets. Settling beforehand what conditions stop panel work turns a delay into a schedule item instead of a dispute.
- Which other trades need to be in the building and when. Underground plumbing and electrical that has to be in before the slab is a different conversation from a mechanical contractor who wants the frame by a date.
What ready does not mean
A site does not have to be finished to be ready. It has to be firm, accessible, correctly laid out and documented. The most common overpreparation is finishing the drive and the grading before the heavy equipment has been through, which mostly means paying for it twice. The most common underpreparation is treating the concrete pour as the end of site work rather than the middle of it.
Before you set a date
Walk the site with your erector before the concrete crew is scheduled, not after. That one visit catches most of this list, and it is the difference between a crew that starts setting columns the hour it arrives and one that spends its first morning finding out what is wrong.
